There is a local bus service ten minutes walk from the property that will take you to Seferihisar, Sigacik or the local beaches. From Seferihisar there are buses to Izmir or Kusadasi. From Izmir you can take a long distance coach to virtually anywhere in Turkey.

This beautiful villa stands on a small hill overlooking the sea and the Greek island of Samos. To the side and rear of the property there are fields and hills which create a peaceful setting. The strip of land to the right of the property has been designated a green area and cannot be built on.
The villa which has 300 square metres of living space is built on a piece of land 1000 square metres in size. There is a large double garage to the rear of the house. The perimeter walls are lined with evergreen trees which give a large degree of privacy to the occupants. The back garden is used to grow fruit trees, vegetables and flowers. There is a tiled path which links the side gate, garage, front garden and entrance door.
To the front of the house there is a 60 square meter infinity swimming pool which is surrounded by lawns.
The villa has its own free water system. Water is pumped from a bore hole, to a two tonne container on demand and is then further distributed to the house or the garden. The garden has an automatic watering system which can be programmed to individual requirements.
The house is also connected to the towns water / sewage system. If town water is required it can be turned on using a valve situated by the water meter.
The villa has four large solar panels which provide free hot water all year round. As a stand by measure there is also a large water tank with immersion heaters.
Heating in winter, if required,is provided by modern electric panel heaters which are situated in all the living / bed rooms. The heaters can be controlled individually from the ground floor utility room.
There are two satellite dishes which are internally wired to provide satellite channels to televisions in each room of the house.
The house is connected to the towns electricity supply and has a street lamp which illuminates the front garden.
The telephone / broadband is connected with the local provider and all floors of the house have a good WiFi connection.
The ground floor of the house has a large bedroom that overlooks the garden and swimming pool. Access to the patio and garden is through sliding aluminium doors. The bedroom has an en suite bathroom / jacuzzi.
The remainder of the ground floor consists of a lounge, large utility room, toilet and shower room, office area and a fully equipped kitchen. Access to the patio and garden is through two sets of aluminium sliding doors. The kitchen is equipped with a five burner gas hob, fan oven, grill, convection microwave and a large american type fridge/ freezer. The work surface tops and walls are lined with Cimstone There is a waste disposal unit fitted to the right hand sink. There is also an electric fan assisted cooker hood directly above the hob. In the centre of the kitchen there is an additional work area / island. This has a granite top.
The utility room has an abundance of storage space, a fitted washing machine and tumble drier, sink and large work surface.
Outside the ground floor living area is a large patio which is currently used as a children\\\\\\\'s play area and dining room. It is ideal for having parties and barbecues and watching television from a comfy chair as the sun goes down. A large area of the patio adjacent to the dining room and kitchen has an adjustable awning which can be extended as the sun moves around the house. The front garden has sun from dawn to dusk.
The First Floor
The first floor has a large open plan kitchen, dining area and lounge. There is also a reception area with a door leading to the back garden, gate and garage. Off the reception area is a large room with dual washing facilities, toilet and cloakroom.
A large balcony with excellent views of the sea and the Greek island of Samos can be accessed through two sets of aluminium sliding doors situated in the kitchen and dining area. The balcony runs the length of the house and wraps around the side of the house.
This spacious kitchen, with an abundance of storage space, is equipped with a five burner gas hob, fan oven, grill, convection microwave and a large American type fridge/ freezer with double doors. There is an electric waste disposal unit fitted to the right hand sink. There is also an electric fan assisted cooker hood directly above the hob. The hob is fitted in a central island thus allowing more room for food preparation. All the work surfaces and walls are Cimstone.
The dining room and lounge are situated in a large open plan area adjacent to the kitchen. The large bow window in the lounge has dark one way tinted glass and from this position views of the front garden, pool and sea can be enjoyed. In the lounge area there are aluminium sliding doors giving access to a balcony overlooking the back garden.
Off the reception area there is a large room with toilet and washing facilities. This can also be used as a cloakroom.
The Second Floor
On the second floor there are three bedrooms all with en suite facilities. The master bedroom has a walk in wardrobe which is fully fitted. Two bedrooms have balconies which overlook the front garden, pool and sea. The remaining bedroom has a balcony overlooking the fields and hills.
There is a large double garage with extra storage area partitioned off at one end. The garage doors are remote controlled from a key fob.
